With a growing awareness over the last few years, property owners and building managers are becoming more switched on to the environmental impact of traditional cleaning methods, particularly any that rely heavily on chemicals. While some light chemical use is sometimes necessary, especially for deep cleaning, there are highly effective chemical-free alternatives.
Chemical-free façade and exterior cleaning isn’t just a choice, it’s a responsibility, and below, we look into what chemical-free façade cleaning services mean in practice, how they can work for your property and façade wherever you’re based in the south west, and the wider eco-friendly benefits for buildings and the natural world.
What is chemical-free façade cleaning?
Chemical-free façade exterior cleaning means exactly what it says. It’s any water-based, green cleaning method for building exteriors that minimises or completely bypasses the need for harsh detergents, solvents, or chemicals to remove contaminants, dirt, and grime. So what are your options? Here are the three most commonly used cleaning services for sustainable façade maintenance:
- Soft washing: This technique uses low water pressure and much gentler, green cleaning methods for delicate surfaces (including renders or painted finishes) to prevent irreparable damage. While soft washing always includes a mild biocide to prevent organic regrowth, avoiding overuse of harsh chemicals is always preferred.
- DOFF steam cleaning: A specialist technique that uses high-temperature, low-pressure water vapour. It’s a natural and eco-friendly way to remove biological growth, pollutant staining, moss, algae, and other contaminants without damaging the building material. It’s especially effective (and recommended) for delicate stonework or masonry.
- Power washing: Also known as pressure washing, this is a technique that delivers ultra-high-pressure water to lift ground-in dirt, stains, and organic growth for a deep clean without chemicals. Due to its high pressure, this technique is only used on durable and robust industrial surfaces.
Depending on the building’s materials, these techniques preserve their integrity while reducing chemical run-off, toxic residues, and environmental contamination. While pressure washing may only be reserved for the toughest surfaces, most façade and cladding cleaning services use a combination of soft washing and steam cleaning to achieve the best results.
Chemicals can be useful, but only when they’re really needed to remove stubborn stains or for render cleaning. But for any type of heritage cleaning or sensitive materials, Prestige Professional avoids them (and their overuse) wherever possible.

Key environmental benefits of chemical-free façade cleaning
Near chemical-free or chemical-free façade cleaning helps protect biodiversity, reduce pollution, and minimise waste. By reducing or totally avoiding chemical use in all specialist exterior cleaning services, you can help protect surrounding ecosystems, waterways, and the air we breathe.
Your façade maintenance contributes to supporting wider environmental health and sustainability, and you can do it while keeping your building exterior clean and compliant with a brilliant finish. Here’s how:
Reduced chemical pollution
Traditional cleaning methods, which can include detergents and solvents, often enter drainage systems as well as soak into the grass and soil surrounding the building premises. These chems can harm microorganisms, aquatic life, or disrupt ecosystems, but chemical‑free façade cleaning minimises this chemical run-off, reducing water pollution and protecting local wildlife.
Lower toxins and cleaner air
Using fewer chemicals means having fewer volatile organic compounds (VOCs) and fewer fumes released during any exterior cleaning process. So, air quality is improved around the site for both workers and passers‑by. Steam cleaning and water‑based soft cleaning processes avoid odours, respiratory irritants, or residues that could cause allergic reactions.
Water use and energy efficiency
While water is still used, chemical‑free façade cleaning typically avoids the need for multiple wash cycles or additional rinsing to remove any chemical agents that might be left behind. DOFF steam cleaning, especially, is 100% chemical-free and is gentle, powerful, fast, and quick-drying. Using less water initially means that less water stays on surfaces, so less energy is needed for follow‑up drying.

How does chemical-free façade cleaning work?
While all three of these façade cleaning techniques use water to work their cleaning magic, how can they clean effectively, making sure they get rid of dirt, stains, and grime first time? As we’ve already teased, the level of cleaning is all down to the different pressures each technique uses. Here’s a deeper look into what’s involved in each option.
Soft washing
Any delicate surfaces, including renders (colour renders such as K-Rend, Sto-Rend, Mapei, and Lyme), painted façades, heritage stonework and masonry, timber, metal, plastic, and composite cladding, can all be damaged, sometimes beyond repair, by using high water pressure or adding strong chemicals into the mix.
Soft washing uses a gentler water delivery in the form of a low-pressure spray with an added biocide treatment. Though not strictly 100% chemical-free, soft washing can still effectively remove dirt, algae, mould, and mildew, preventing regrowth to give long-lasting results while protecting any joints, textures, and finishes. In the long term, paints, renders, and delicate masonry are less likely to suffer erosion, fading, or damage.
DOFF steam cleaning
Power washing and even soft washing may be too harsh for any sensitive or fragile surfaces, including delicate stonework or masonry, causing damage. And adding any chemicals into the mix would be nothing short of a disaster, especially for historic building exteriors where original features need to be preserved.
For these surfaces, the DOFF steam cleaning method is ideal. Water vapour heated up to 150°C is applied to surfaces at low pressure. This heated process kills or loosens organic matter, like algae and fungus, and breaks down ingrained dirt, grime, and contaminants. At the same time, the low pressure prevents thermal shock and damage. On top of this, the water vapour dries quickly, reducing moisture retention, which could lead to the regrowth of moss or algae.
Power washing
Pressure washing (AKA power washing or jet washing) has the brute force power of super high-pressure, hot or cold water behind it. This pressure can range from 1,300 to 3,500 pounds per square inch (PSI) and will make light work of any dirt, grime, stains, mould, and other contaminants, removing them from durable surfaces quickly and easily.
Only suitable for the toughest of surfaces, power washing is only really used on durable outdoor concrete surfaces or maritime cargo holds. While this process is excellent at delivering a deep clean, it means using more water, which can still cause some damage, strip any protective coatings, and leave the potential for moss, fungus, or algae to grow back.
Many buildings will also have a mix of sealants, protective coatings, or specialised render finishes, which can be damaged by the long-term use of aggressive chemicals. By using non‑chemical or low‑chemical cleaning techniques, coatings are protected and can continue functioning as they were intended (water repellency, breathability, UV protection, etc.).
