The Clients Requirements
Kingkerswell Health Centre is a K-rendered property which was looking drab and discoloured from various types of organic growth on the render and other external surfaces of the building. The property facilities manager wanted to clean the render in preparation for painting.
We discussed with our client that once the render was clean, there may not be any need to paint; we explained that once you have painted the render, it becomes another costly outgoing for the lifetime of the building and will always require regular cleaning beforehand.
The Solution
We provided a great test clean on an area of the render, demonstrating amazing results. We proceeded to clean the building and external areas using our specialist soft washing systems to ensure a great clean whilst protecting the building and surrounding areas.
A rendered building such as the Kingskerswell Health Centre must never be power washed, This would damage the substrate and wouldn’t completely rid the algae spores. In this case, the building may have looked clean, but this would be due to the stained, delicate render being physically removed/stripped from the wall. Power washing has its place in the restoration of buildings but never on delicately rendered properties.
The results look great. Our operatives completely rid the building of detritus, and it is now looking revitalised.
Our client decided on the basis of the results from the cleaning and the cost to paint the building (and then having to keep painting) that they wouldn’t be getting the render painted and that they would continue to clean the building at regular intervals to prevent the build-up of debris as it is far more cost-effective to clean a through-coloured render as opposed to painting it.
